<p>The property is ideally suited for an applicant who understands how to&nbsp;drive a business in the local community&nbsp;&nbsp;We are looking for an operator who has the skill sets to&nbsp;manage&nbsp;both a restaurant and bar and has the enthusiasm to want to be the very heart of this town in Petersfield.&nbsp;</p>

<p>The rear beer garden comprises of fully patioed with bench-covered seating to your left, outdoor TVs on the wall to your right and a fully fitted outdoor bar area at the far end. There is also a gate to the rear for suppliers and 2 car parking spaces beyond. To the front, the property has a pavement license which allows 4 tables to be prominently located facing the market square.&nbsp;As you walk in via the main entrance the bar area is in front of you to the right. A good-sized serving area with plenty of space for customers to stand and talk. There are seats surrounding the bar area, which then leads into the main seating area which houses around 40 covers with a mix of bench seating and individual tables and chairs. As you walk towards the rear of the property, you pass by the fully fitted small/medium-sized kitchen to your left with men&#39;s and ladies&#39; toilets.&nbsp;</p>

The Oak Sutton Coldfield

The Oak is a large and traditional local pub situated on a delightful housing estate on the outskirts of Sutton Coldfield town centre. Internally the pub comprises of a two-bar operation; the first bar is dedicated to sports with a pool table, darts area and a large screen for sports viewing. There is a mixture of comfortable seating throughout including booth and fixed style seating for up to 60 guests. The second area is the lounge bar which is the dedicated dining which offers 70 covers and two raised areas which could be used as a private dining area. The private accommodation is in very good condition and comprises of three bedrooms, a lounge, kitchen and bathroom. The site also benefits from a separate flat that offers a large room and shower room. Externally, there is a large, raised patio area which can seat 48 customers and a large, covered area which is predominately used as the smoking area. Additionally, there is a large car park located to the front of the pub which offers spaces for up to 40 cars.
